Lakeview Village is a continuing care retirement community.  We have an opening for a Maintenance Supervisor to work Full Time.

Lakeview's Maintenance Supervisor provides work direction, perform and coordinate skilled and semi-skilled tasks for the maintenance and repair of equipment, machinery, and buildings in a variety of mechanical trades. Must have knowledge of occupational hazards, safety precautions, and Federal/State/Local laws and regulations governing the trade.

Job Duties and Responsibilities 

  • Directs, organizes, coordinates, and supervises all maintenance services and repairs in the area of plumbing, electrical, appliances, painting, HVAC, elevators, fire alarm, and other equipment or systems as appropriate.
  • Develops and implements maintenance schedules for all areas of the campus.
  • Develops and maintains written maintenance policies and procedures
  • Assists with the interview and selection processes for positions within the department.
  • Assists Maintenance Engineer to establish and maintain a preventative maintenance program.
  • Supervises proper care and use of maintenance equipment.
  • Supervises maintenance procedures in accordance with Lakeview’s policies.
  • Identifies and schedules repairs of equipment and spaces as needed; coordinates maintenance services and activities with other departments.
  • Ensures that services performed by outside vendors and contractors are properly completed.
  • Assists in standardizing the methods in which maintenance tasks will be completed.
  • Ensures employees understand their duties and performance expectations; provides annual performance evaluations and sets future goals.
  • Assists in preparing and planning the Maintenance Department’s budget.
  • Trouble-shoots or assists others with necessary repairs as well as installation of new systems or projects as needed, including the remodeling and grounds departments.
  • Assists with other areas of the department such as boiler rooms, fire sprinklers, commercial kitchen equipment, commercial laundry equipment, and exterior lighting.
  • Procures various supplies, parts, equipment and materials.
  • Assists in snow and ice removal from streets, parking lots, sidewalks, driveways, porches, walkways, and other heavily traversed areas by using snow blowers, shovels, ice scrapers, and a vehicle equipped with attachments. Spreads salt and ice melt on affected areas before and after snowfall.
  • Responsible assuring that the licensed comply with federal and state regulations and Life Safety Codes for Skilled Nursing/Assisted Living.
  • Maintains after-hours and on-call response/availability as assigned.  Remains free of the influence of alcohol and/or illegal drugs per the Drug and Alcohol policy (Section A-2 of the employee handbook) during assigned on-call periods.
  • Develops and maintains a good working rapport with inter-department personnel, other departments within the facility, and off-campus contacts to ensure that departmental programs can be properly maintained to meet the needs of the facility and residents.
  • Ensures that Residents’ Rights to fair and equitable treatment, self-determination, individuality, privacy, property, and civil rights, including the right to express grievances are followed.
  • Maintains all areas of responsibilities in a neat, clean and orderly way.
  • Adheres to all safety regulations and requirements.
  • Completes trainings as required by policy.

  • Performs other duties as assigned.

Qualifications

  • Minimum 3 to 5 years in Supervision of Maintenance.
  • Technical School or College education preferred.
  • Must have a current, valid Driver’s License.
  • Certification in HVAC, Electrical, Plumbing, or other building trade preferred.
  • Computer skills and experience with computerized digital controls preferred.
  • Must be knowledgeable of boilers, compressors, generators as well as various mechanical, electrical and plumbing systems.
  • Available to work after hours and weekends, as required.
  • Ability to read construction drawings, specifications and shop drawings.
  • Possesses an empathetic approach to the elderly.
  • Able to work in a team setting with residents, relatives, staff, and others.
  • On-call availability for emergencies, including snow removal and flood/storm-related campus issues, with potential for rotating weekend, evening, and night shifts ensuring 24/7 coverage during critical situations.
